Long Beach Island is eighteen miles of barrier island in Ocean County, reached by the one causeway on Route 72. It's a family island more than a party one — the boardwalk-and-amusements energy lives mostly in Beach Haven, and the rest is beaches, bay, and neighborhoods. That mix is a big part of why people keep coming back generation after generation.
The island reads differently end to end. Barnegat Light and Loveladies at the north end run quiet and high-end; Harvey Cedars and Surf City sit in the middle; Ship Bottom is the gateway you hit coming off the bridge; Brant Beach and Beach Haven Crest fill the long middle stretch; and Beach Haven and Holgate anchor the south. Prices swing just as widely, from older bayside capes to brand-new oceanfront builds.
Almost everything here is about your relationship to the water — ocean block, a few streets back, or on the bay with a dock. Since Superstorm Sandy, a lot of homes have been raised, so elevation and flood zone are front-and-center in any LBI purchase. A local agent earns their keep sorting all of that out.
